First Year as a Dubai Real Estate Agent: How to Survive It

Eight out of ten are gone within two years

Eight out of ten agents who start in Dubai this month will be gone within two years. That number has held for the 23 years I have worked in this market, through booms, crashes and everything in between. And here is what most people get wrong about it: it is almost never talent, and it is almost never the market. First-year careers here die in predictable, avoidable ways. This is the survival plan I give the agents I coach.

Arrive with runway

Your first deal realistically takes three to six months, and the commission lags weeks behind that. Come with nine to twelve months of living costs and know your monthly burn to the dirham. I watched an agent on my own team, hard working, doing everything right, run out of savings weeks before his pipeline matured. The week after he flew home, two of his listings rented. The work paid, it just paid after he was gone.

Work the full first year

On one of my first days here, the chairman of my company told our intake: work the next 365 days, because a holiday in year one can be the death of your business. Eleven of us started together. Eight took holidays that first year, and all eight have left Dubai. The three who locked in are all still here and doing well. Real estate pays roughly eight weeks after the work, so a two week break in year one shows up as a dead month you never connect to the beach.

Run numbers, not feelings

Set daily input targets and count them weekly. Mine is the Rule of 100: 75 calls, 20 follow-ups, 3 referral asks, 2 pieces of content. When a quiet month comes, audit your inputs before you blame the market. I once sat with a resigning agent who insisted you cannot make money in Dubai. His stats showed three weeks of actual work spread across two months of employment. The market was innocent.

Never let a lead go quiet

Most agents stop following up after two attempts. Most conversions happen after five. Every no, not-yet and gone quiet lead gets a next-action date before you close the file, then a steady cadence of useful touches, never just “checking in”.

Pick one patch and marry it

One community, learned properly: every building, every layout, what actually sold and for what. The agent who knows one square kilometre deeply beats the agent who knows the whole city vaguely. My own first deal came from redirecting a lead into the community I knew street by street, two weeks into my career.

The two-year mark is a filter, not a trap door, and everything that gets you through it is a choice. The full first-year system, daily structure and scripts included, is inside my online courses from AED 147 with lifetime access.
