The daily system that fills a pipeline
Ask a struggling agent what their problem is and they will almost always say leads. After 23 years in this industry, I can tell you it is almost never leads. It is activity. A dry month is not made in that month, it is made two or three weeks earlier, on the days the work did not happen. The Rule of 100 fixes that by giving your day a number.
The system
One hundred actions every working day, split four ways:
75 cold calls. Owners, landlords, prospects. A call is thirty seconds to two minutes, so 75 of them is a couple of focused hours with a headset and a list. The phone is still the only tool where a Dubai agent can create a deal from nothing in four minutes. Volume wins stock, and stock wins everything.
20 follow-ups. Most deals do not die from rejection, they die from silence. The buyer who said not yet, the landlord who said call me after the summer. The money in this business is in the chase, and almost nobody chases past the second attempt. Twenty deliberate follow-ups a day means nothing in your pipeline goes cold by accident.
3 referral asks. Past clients and the people in your database are the warmest, cheapest leads you will ever receive, and agents are strangely embarrassed to ask for them. Three asks a day is over a thousand a year. “Who do you know who is thinking about moving this year?” That is the whole script.
2 pieces of content. A post, a reel, a market update in a building WhatsApp group, even a thoughtful comment. Your market should see your name every single day, so when they are ready to transact, you are the name already in their head.
What counts and what does not
Refreshing the portal does not count. Reorganising your CRM does not count. Scrolling other agents’ content and calling it research definitely does not count. If the action does not put you in front of a human being who could transact or refer, it is not one of the 100. Admin is real, but it happens after the hundred, not instead of it.
And track it on paper or a simple sheet, not in your head. Your head lies to you. The tracker does not. When you see 61 at four o’clock, you know exactly what the last hour of your day looks like.
Why it works
Activity is the only thing you control. You cannot control who signs this week. You have total control over whether 100 actions happen today. The Rule of 100 moves your scoreboard from outcomes you cannot control to inputs you can, which is also what protects your head in the tough weeks.
It makes droughts visible early. Run the numbers daily and you will see a quiet month coming two or three weeks out, while there is still time to fix it. Agents without a system find out when the bank balance tells them, and by then it is too late.
It compounds. One hundred actions a day is roughly two thousand a month. Almost nobody in your office is doing that. Talent is common in this industry. Consistency is rare, and it is the better bet every time.
The commitment
Run it for 100 days before you judge it. Not a week, not a fortnight. Real estate pays late, and the deals this system creates in week two will land in week eight or nine. The agents who get the results are the ones still running it when the first wave arrives.
