Even if the numbers scare you
Most Dubai agents avoid investors. Not consciously, but watch their behaviour: they gravitate to end users, families, people who buy on feeling. Because feelings are something you can talk to. Investors ask different questions. What is the net yield? What are the service charges per square foot? What does the supply pipeline in this community look like over the next three years? And the agent who cannot answer changes the subject to the view.
Here is what 23 years in this industry has taught me: investors are the best clients you will ever have, precisely because they are the hardest to win. They transact repeatedly. They refer other investors. They do not care about the colour of the kitchen. And once you have earned their trust with numbers, they will run every future deal through you, sometimes for decades.
The language barrier is smaller than you think
Speaking investor is maybe ten concepts. Gross yield versus net yield. Return on investment. Cash-on-cash return when there is a mortgage involved. Capital appreciation and what actually drives it. Payment plan analysis for off-plan. That is the vocabulary. None of it is complicated maths, it is multiplication and division. What matters is honesty in how you use it.
A worked example, because numbers teach better than adjectives
A one million dirham apartment renting at 75,000 a year is a 7.5 percent gross yield, and that is the number on the portal listing. Now subtract reality: service charges, say 18,000. Management, 4,000. Maintenance allowance, 5,000. One month void, just over 6,000. Your investor’s real income is about 41,750, which is a 4.2 percent net yield.
Here is the counterintuitive part: quoting the honest 4.2 wins you the client. Because every other agent quoted 7.5, and the investor knows exactly what that number is worth.
The three conversations that win investors
First, the qualification conversation: budget, goal (income or growth), timeline, and how they are funding it. Ask these before you show anything.
Second, the honest numbers conversation: gross and net, side by side, with the breakdown visible.
Third, the exit conversation: every investment pitch should name the exits, sell, refinance, or hold and re-let. Investors trust agents who talk about the way out before the way in.
Where to go deeper
