23 years in real estate have taught me one thing: the agents who consistently earn aren’t necessarily the agents who work the longest hours. They’re the agents who have a system.
Dubai is one of the most exciting property markets in the world. It’s also one of the easiest places for a real estate agent to become incredibly busy without building a predictable business.
One month, you close three deals. The next, you’re wondering where your next commission is coming from.
Sound familiar?
The problem isn’t always the market. And it isn’t necessarily your ability to sell.
More often, it’s what happens between deals.
The Commission Rollercoaster
Here’s a pattern I’ve seen repeatedly throughout my career.
An agent starts the month with a healthy pipeline. They’re conducting viewings, negotiating offers and pushing transactions towards completion.
Then a few deals close.
They celebrate, understandably.
But while they were busy closing those transactions, prospecting stopped. Follow-ups slowed down. New relationships weren’t being developed.
Suddenly, the pipeline is empty.
And the cycle starts again.
The income problem often begins weeks before the agent notices it.
You can’t build consistent income on inconsistent activity.
Why Working Harder Isn’t the Answer
Dubai agents are surrounded by messages telling them to hustle harder, make more calls and work longer hours.
But activity without structure isn’t a business strategy.
You can spend ten hours in the office and accomplish very little that contributes to future revenue.
The question isn’t how busy you were today.
It’s whether today’s actions created opportunities for tomorrow.
That’s the difference between operating reactively and operating with a system.
The Rule of 100: A Daily Structure for Agents
One of the frameworks I teach through Your Real Estate COO is the Rule of 100. If you’d rather learn it with a structure behind you, our online courses are the place to start.
It’s designed to take the guesswork out of daily prospecting.
The framework breaks down into four measurable activities:
- 75 calls: Consistent prospecting and relationship development.
- 20 follow-ups: Reconnecting with prospects already in your pipeline.
- 3 referral asks: Creating opportunities through existing relationships.
- 2 content touches: Building visibility and staying front of mind.
These aren’t guaranteed deal-producing numbers. They’re a structured activity framework that can be adapted to your market, experience and conversion rates.
The principle is simple.
Instead of hoping you’ve done enough, you know exactly what you’ve done.
And when you measure activity consistently, you can start identifying what actually produces results.
Your Pipeline Needs Attention Every Day
One of the biggest mistakes agents make is treating prospecting as something they do when they’re quiet.
Prospecting should be part of your operating routine, even when business is good.
Your pipeline needs a balance of immediate opportunities, active conversations and longer-term prospects.
Without that balance, you’re constantly moving between periods of intense activity and periods of uncertainty.
A good system makes sure the work required to generate future business doesn’t disappear when current transactions become demanding.
Stop Measuring Success Only by Commission
Commission matters. Of course it does.
But it’s a lagging indicator.
By the time your bank account tells you something is wrong, the underlying problem may have been developing for weeks.
Start tracking the activities that lead to commission instead.
How many meaningful conversations did you have this week?
How many prospects moved forward?
How many follow-ups were completed?
How many new appointments did you generate?
How many opportunities are genuinely progressing towards a transaction?
When you understand those numbers, you have a much clearer picture of the health of your business.
Build an Operating System, Not Just a To-Do List
A to-do list tells you what needs doing.
An operating system tells you how your business should run.
That’s why I’m building the Agent Operating System.
It’s designed to bring structure to the core areas of an agent’s business, including prospecting, follow-up, listings, content and daily execution.
The objective isn’t to turn agents into robots.
It’s to remove unnecessary guesswork so they can spend more time doing what they’re actually paid to do: building relationships, advising clients and closing transactions.
What I’d Tell Any Dubai Agent Struggling With Income Consistency
Don’t start by asking how to double your commission next month.
Start by looking at the last 30 days.
Look at your activity. Look at your follow-ups. Look at the quality of your pipeline.
Then ask yourself one question:
If I repeated those exact activities for the next six months, would I be happy with the likely results?
If the answer is no, something needs to change.
Not necessarily your brokerage.
Not necessarily your market.
Your system.
