How to Choose a Real Estate Coach in Dubai

You’re a few months in, or a few years, and the month still swings. A coach crosses your mind. Then you search for one, and every result says the same thing.

Transform your business. Reach your potential. Join thousands of successful agents.

None of that helps you decide. So here are seven questions to ask any coach before you spend a dirham.

Does the coach still sell?

Real estate changes fast. Portals change, buyers change, rules change, and the market moves every quarter.

Ask whether they’re still working with clients today, or whether their experience is from years ago. A coach who sells now knows what’s working this month.

Can they show you a system, not just motivation?

Motivation fades by Thursday. A system is something you can use on a quiet Tuesday.

Ask what you will actually do each day, and how it’s measured. If the answer is mostly mindset and energy, be careful. Good coaching gives you a routine, numbers to track and a way to review them.

What do they measure?

Coaching should show you where your business is leaking. Calls to conversations. Viewings to offers. Offers to deals.

If a coach can’t tell you which numbers matter, they can’t tell you what to fix. Ask to see how they track progress.

Do they promise results?

Be careful with anyone who does.

No honest coach can guarantee your income. Your market, your effort and your conversion all play a part. A coach can give you structure, accountability and feedback. They can’t do the work for you.

If someone promises a specific number of deals or a specific income, ask how they know.

Who is it designed for?

A coach who works with top producers will teach differently to one who works with newer agents.

If you’re early in your career, ask whether the programme starts from the basics. If you already run a team, ask whether it covers systems and delegation. Being in the right room matters more than the reputation of the room.

How is it delivered?

Some coaching is one to one. Some is group. Some is online courses you complete alone.

Each has a place. One to one gives you personal attention. Group gives you accountability and others to learn from. Courses give you a low cost starting point. Know which one you need, and which one you’ll actually use.

What happens after the first month?

Coaching works through repetition. Ask what support continues after the initial burst of enthusiasm.

Is there a review? A way to ask questions? A plan for what you do when it gets hard? A good coach is still useful in week eight, not just in week one.

What does the first thirty days look like?

Ask for specifics. What will you do in week one? What will you stop doing? What numbers will you track from day one?

A clear first month is a good sign. If the answer is vague, expect a vague experience.

Check the proof, then check your instinct

Look for real reviews from real agents, and ask what changed for them in terms of activity and routine, not just income. Income depends on a lot that no coach controls.

Then notice how the conversation feels. Do they ask about your business before they pitch theirs? Do they tell you when something isn’t a fit? A coach who is willing to say no to the wrong client is usually worth listening to.

What coaching can realistically do

A good coach shortens the time you spend guessing. They spot the leak you can’t see because you’re too close to it, they give you a routine and they hold you to it when your motivation dips.

What they can’t do is change your market, close your deals or remove the discomfort of making calls. Expect clarity, structure and accountability. Treat anything beyond that as a bonus.

A coach can’t fix a lack of activity

Be honest with yourself before you spend anything.

Coaching works best when you already have the basics in place: you’re calling, you’re following up and you’re willing to measure the numbers. If you aren’t doing the activity, a coach can’t create it for you.

If you are, a coach can show you what to fix first, and keep you accountable while you fix it.

Start with a free conversation

Whoever you choose, speak to them before you commit. A good coach will give you a clear picture of what the work involves and whether you’re a fit. Ask these seven questions and listen to how they answer.
