Most agents don’t have a performance problem. They have a visibility problem.
They can’t tell you what they did last week, so they can’t tell you why last month was good and the one before it wasn’t.
I’m Ashley. I’ve spent twenty three years in this industry, twelve of them in Dubai, and I teach agents the operating system I used to build teams that didn’t have quiet months.

I’ve been the agent who couldn’t work out why the month went badly
I started at sixteen in a phone room in Devon, cold calling people about timeshares. My first proper job in property was Foxtons in London, then eight and a half years across the London market and two in Devon.
I moved to Dubai at thirty with two suitcases and thirty thousand pounds, and I spent most of that money on going out. My first deal landed in two weeks and I thought I’d cracked it. Then nothing for months, and by month three I was sat at a desk by a window on a high floor, seriously planning how to tell everybody I was going home.
I didn’t book the flight. Everything I’ve built in the twelve years since came from the version of me who stayed.
Since then I’ve built and scaled teams, taken agents from non performers to top performers, and turned businesses from a loss into a profit. My teams here have rented and sold over AED 5 billion in property value.
I’m not teaching theory. I’m teaching the thing I had to work out the hard way, with other people’s careers depending on it.

Nineteen years. Five companies. Two countries.
Different markets, different logos, different economies. Same system.

2008 is the one I’d point at. That was the credit crunch, and my company had just made every sales person redundant. It turned out to be the best year of my career, and not because I was clever. Everyone else went quiet and we didn’t.

The Agent Operating System
Most coaching in this industry is motivation with a price tag on it. This isn’t that. It answers one question: what is a week supposed to contain, so that your months stop swinging?
See it
You can’t fix a month you can’t see. We start with your actual numbers, not how the week felt.
Feed it
One hundred meaningful touches a day. Including in the weeks you’re winning, which is when everybody stops.
Convert it
The scripts, the cadences, the fee conversation, and follow up that stops being a chase and becomes an appointment.
Own it
Your database, your patch, your reputation. The assets that survive a change of brokerage. Everything else is rented.
Who this is for, and who it isn’t
This is for you if
- You’re somewhere between year two and year six
- You can do this job. You’ve proved that already
- You’ve had brilliant months and dead ones and can’t explain either
- You’re willing to write your numbers down and have someone look at them
This isn’t for you if
- You’re six weeks in and want somebody to hand you leads
- You’re looking for motivation rather than structure
- You don’t want to be accountable to anyone

Four ways in
Strategy Session
One hour. You bring the problem, we work out what’s actually causing it.
Framework Session
Half a day. We build your ninety day plan and the numbers behind it.
Monthly Coaching
Weekly numbers, monthly sessions, and somebody who tells you the truth about both.
The Foundation Programme
Six places per intake. The whole operating system, built into your week and held there.
The daily scorecard
It’s the thing I give every agent I work with. One page, filled in at the end of each day. It takes about two minutes.
You write down what you actually did, not what the day felt like. Most people hate it for the first fortnight, because the number is always lower than they expected.
That’s exactly the point. You can’t fix a month you can’t see.

ASK ASHLEY · Live, 8pm Dubai
Agents message me every week with questions they can’t ask inside their own office. Should I leave my brokerage. Why has nobody replied in three weeks. Everyone else is closing, am I actually cut out for this.
Bring them. Nothing is off limits and I won’t dress anything up.
Can’t make it live? Email your question to info@yourrealestatecoo.com and I’ll answer it on the show.
Whatever month you’re in, it was decided eight weeks ago
Which also means the next one is being decided today. If you want somebody to look at your actual numbers with you, the first thirty minutes are free and I’ll tell you honestly whether I can help.
